Custom Home Design
As each project presents individual challenges, they each will also have their own unique design process. This is why we have laid out a framework that separates the design process into five simple steps. In this way, we will guide you from the large concepts to the small details to ensure a successful project.
Our Process to Designing Homes:
1. Free Consultation: We can get together at your home or the proposed lot to discuss the scope of the project. We will collect your ideas, photos, sketches and floor plan examples that you think may help guide us. You should also be considering an overall budget for the project. If we agree that we can design a home that meets your needs, a deposit is collected and we will go to work on your plan.
2. Preliminary Design: During this vital phase, we take a broad view at all your design criteria which we use to prepare conceptual drawings. Typically, a site plan and neighborhood CC&R's are required to understand the size and scope of the project. We will provide floor plan layouts and front exterior sketches to creatively reflect your ideas.
3. Revision Phases: This exiting phase is where your home begins to take shape by utilizing 3D design software. By enabeling you to virtually "walk through" the home inside and out, we will gather your specific thoughts and ideas for the progression of your home's design. Between each meeting, you may take as much time as needed to review the plan and decide on the changes you would like to make. We will also help streamline this process by making various design suggestions. This process will be repeated until you are satisfied with the design.
4. Working Drawings: After the design is complete, we will then take your plans and include all necessary technical information required to build. Depending on your location, we can also have the plans sealed by a state licensed structural engineer. These plans can be used to obtain construction bids from potential builders. If you have a builder in mind, we will contact them to discuss their typical construction methods. Otherwise, we would be glad to help in the selection of a local builder to complete your project. After the plans are submitted to the building department and/or architectural review committee, we will make any corrections to the plans. Once the the plans are approved, you are ready to start construction.
